What we do

Services

Residential custom homes and light commercial construction across Bastrop County and the greater Austin area. If it isn't on this list, ask us anyway.

Residential

Custom home building

Ground-up homes on your land, built to your plans or drawn from scratch with our design partners.

We run the whole job: permits, site prep, slab, framing, mechanical, finishes, and final inspection. You get one contract, one schedule, and one person to call when you have a question about any of it.

  • Plan review and constructability feedback before you commit
  • Site prep, utilities, septic coordination, and slab
  • Framing, roofing, and dried-in weather protection
  • Plumbing, electrical, and HVAC through licensed subs
  • Interior finishes, cabinetry, trim, and paint
  • Final walkthrough, punch list, and a one-year workmanship warranty

Before the build

Design-build & pre-construction

The cheapest time to change your mind is before anything is poured.

Bring a napkin sketch, a Pinterest board, or a full set of stamped plans. We price the work honestly up front, tell you which choices will blow the budget, and give you options that get you close to what you pictured for money you actually have.

  • Feasibility and budget conversations before you buy plans
  • Line-item estimates with a clear allowance sheet
  • Value engineering that trims cost without gutting the design
  • Referrals to architects and designers we work with regularly
  • Realistic build calendars, not optimistic ones

Commercial

Light commercial construction

Small offices, retail suites, shops, and tenant build-outs on a schedule you can plan a grand opening around.

Commercial work lives and dies by the calendar. We sequence trades tight, keep the site clean enough to walk clients through mid-build, and stay on top of inspections so your certificate of occupancy isn't the thing holding you up.

  • Shell construction and full interior build-outs
  • Tenant improvements and suite reconfigurations
  • ADA-compliant restrooms, entries, and parking
  • Coordination with your architect, engineer, and landlord
  • Inspection scheduling through to certificate of occupancy

Additions & major remodels

More room without moving, and kitchens and baths taken back to the studs.

Additions are structural work dressed up as decorating. We handle the footings, the load paths, and the tie-in to the existing roof so the new part of your house doesn't announce itself. If you're living in the house during the work, we plan the dust barriers and the sequence around that.

  • Room additions, primary suites, and second stories
  • Kitchen and bathroom gut remodels
  • Load-bearing wall removal and structural repair
  • Garage conversions and covered outdoor living
  • Dust control and phased scheduling for occupied homes

Barndominiums & shops

Metal buildings finished out to live in, work in, or both.

Barndos are popular around here for good reason, but the finish-out is where they go right or wrong. Insulation, moisture detailing, and mechanical layout in a metal shell are not the same as in a stick-framed house, and we build them accordingly.

  • Slab design and pour for post-frame and red-iron buildings
  • Interior framing, spray foam, and moisture detailing
  • Full plumbing, electrical, and HVAC finish-out
  • Living quarters, shop space, or a combination of both
  • Coordination with your building supplier or ours

Construction management

You hold the contracts. We run the job.

Some owners want to keep control of the money and the vendor relationships but don't want to spend their weekdays chasing subs. We can manage the build for a fee, handling scheduling, quality control, and inspections while you sign the checks.

  • Schedule building and day-to-day trade coordination
  • Sub and supplier vetting, bid leveling, and scope review
  • Site supervision and quality control at each phase
  • Permit and inspection management
  • Weekly written reporting so you always know where things stand

Common questions

Before you call

Do you build on my land?

Yes, that's most of what we do. Bring us the lot and we'll walk it with you before you buy if you haven't closed yet. Access, utilities, septic feasibility, and how the slab has to sit on the grade all move the number, and it's much better to know that beforehand.

How much does a custom home cost?

It depends on the lot, the plan, and your finish level, and any builder who gives you a firm number before seeing all three is guessing. What we will do on the first call is give you an honest range for the kind of house you're describing, so you know quickly whether we're in the same ballpark.

How long does a build take?

A typical custom home runs several months from permit to punch list, and weather, inspection backlogs, and selection delays are the three things that move it most. We give you a written schedule up front and update it every week so a slip never comes as a surprise.

Are you licensed and insured?

We carry general liability and workers' compensation coverage, and we'll send you the certificate before we start. Texas does not issue a state license for residential general contractors, so any builder claiming a state GC license is stretching it. The specialty trades on our jobs, electricians and plumbers in particular, hold their own state licenses.

Who pulls the permits?

We do. Depending on where your project sits, that means the City of Bastrop, Bastrop County development services, or the relevant city for jobs outside the county. We handle the submittals and schedule every inspection.

Do you offer a warranty?

Yes. Every job we build carries a written one-year workmanship warranty. Manufacturer warranties on appliances, roofing, and equipment pass through to you, and we hand over that paperwork at closeout.

Tell us about your project

Send us the plans, the lot address, or just a description. We'll come look and give you real numbers.
